2. What happens automatically when you visit our site?

Every visit to our website leaves certain traces — this is true for practically every website. Our server automatically records things like your IP address, the browser and operating system you’re using, the page you came from (referrer), and the date and time of your visit. We don’t do this to watch you, but because we need to keep the site technically stable and secure — the legal basis for this is our legitimate interest under Art. 6(1)(f) GDPR.

We also use cookies and similar technologies, which we explain in more detail below.

3. Cookies on our website

We use cookies — small text files stored on your device. We distinguish between four categories:

Necessary cookies make sure basic functions work at all, such as booking requests, the booking cart, and the booking calendar. These cannot be switched off without breaking the site.

Functionality cookies remember your personal settings, such as your chosen language.

Statistics cookies come from Google Analytics and tell us how visitors move around the site.

Advertising cookies make sure you see relevant ads and help us measure whether our campaigns are working — specifically through Google (Google Ads, Google Tag Manager, DoubleClick) and Meta/Facebook (Meta Pixel).

You can find the exact list of all cookies in use, including their names, providers, and retention periods, at any time in our cookie settings.

How do we obtain your consent?

Anything beyond what’s strictly necessary — that is, the Functionality cookies as well as the Statistics and Advertising cookies — is only set once you’ve given your consent. You can change your mind at any time: you can withdraw or adjust your consent through our cookie settings.

Legally, this is based on Art. 6(1)(a) GDPR in conjunction with § 165(3) of the Austrian Telecommunications Act 2021 (TKG 2021) — Austria’s implementation of the EU’s ePrivacy requirements. In short: we may only read information stored on your device, or set cookies, with your consent, unless doing so is strictly necessary to provide a service you’ve explicitly requested.

Strictly necessary cookies are exempt from this — here we rely on our legitimate interest in keeping the website running properly (Art. 6(1)(f) GDPR).

4. Is data transferred abroad?

Through the use of Statistics and Advertising cookies, data is transferred to the following providers headquartered (or with a parent company headquartered) outside the EU/EEA: Google (Google Analytics, Google Ads, Google Tag Manager, DoubleClick) and Meta Platforms (Meta Pixel/Facebook).

We make sure these providers are either certified under the EU-U.S. Data Privacy Framework or that other adequate safeguards are in place, such as the EU Standard Contractual Clauses (Art. 46 GDPR).

5. What rights do you have?

You can ask us what data we hold about you (Art. 15 GDPR), and if anything is incorrect, you can request that it be corrected (Art. 16 GDPR). You can also request that your data be deleted (Art. 17 GDPR), or ask us to temporarily restrict processing (Art. 18 GDPR). You also have the right to data portability (Art. 20 GDPR) and the right to object to processing (Art. 21 GDPR). And if you’ve given us consent at any point, you can withdraw it at any time with effect for the future (Art. 7(3) GDPR).

The easiest way to reach us for this is at marketing@abieshomes.com — you’ll find our full contact details above under Point 1.

If you feel we’re not handling your data properly, you can also file a complaint with a supervisory authority. In Austria, the responsible authority is:

Austrian Data Protection Authority (DSB)
Barichgasse 40-42, 1030 Vienna
Phone: +43 1 52 152-0
Email: dsb@dsb.gv.at
Web: www.dsb.gv.at

You don’t have to contact the Austrian authority specifically — the supervisory authority at your habitual residence, your workplace, or the place of the alleged violation is also responsible.

6. How long do we keep data?

Generally, only for as long as we actually need it or are legally required to retain it. You can find the retention periods for individual cookies in the cookie settings referenced in Section 3.

7. Changes to this policy

Laws may change, or we may further develop our website — in such cases, we’ll update this privacy policy accordingly.
